Home / Services / Commercial Pressure Washing

What commercial pressure washing actually does for your business.

Commercial pressure washing is the systematic cleaning of every hard outdoor surface your customers, tenants, and employees walk on, drive over, or see from the street. Sidewalks, entryways, parking lots, dumpster pads, loading docks, drive-throughs, and building facades — all of it accumulates oil, gum, food waste, grease, tire marks, and environmental grime that regular sweeping can't touch.

A Trip's Windows commercial pressure wash uses commercial-grade hot and cold water equipment matched to each surface. We adjust PSI by material, pre-treat problem areas with degreasers and detergents, manage all runoff, and work around your business hours so customers never see a hose or hear a machine during peak traffic.

We currently maintain exterior surfaces for brands like Chipotle, Lululemon, Aesop, Starbucks, CVS, UNTUCKit, and West Marine across Los Angeles — many on the same recurring schedule as their window cleaning, coordinated across multiple locations.

What we pressure wash

Every surface your customers see (and the ones they don't).

From the front entrance to the back-of-house. One crew, one contract.

Storefronts & entryways

Sidewalks, entry paths, thresholds, and building facades. The surfaces customers cross first. Gum, stains, and foot-traffic grime removed for a clean first impression every day.

Parking lots & garages

Oil stains, tire marks, leaked fluids, and general grime on concrete and asphalt. Surface cleaners cover large areas efficiently. Drive-through lanes and curbs included.

Dumpster pads & loading docks

Grease, food waste staining, odor-causing buildup, and biohazard concerns. Hot-water wash with degreaser pre-treatment. Critical for health code compliance and pest control.

Common areas & walkways

Shopping center corridors, HOA pathways, courtyard pavers, and shared outdoor spaces. Consistent appearance across the entire property for tenants and visitors.

Building exteriors & facades

Stucco, brick, concrete, and painted walls. Mildew streaks, exhaust staining, and weathering removed with surface-appropriate pressure and detergent. Low-pressure soft wash for delicate finishes.

Drive-throughs & service lanes

High-traffic drive-through lanes, order windows, and pickup areas accumulate food splatter, oil, and tire residue fast. Recurring weekly or biweekly service keeps them clean and code-compliant.

Why businesses choose Trip's

Built for businesses that can't afford dirty surfaces.

Four things that set our commercial pressure washing apart.

01

Recurring schedules you can count on.

Weekly, biweekly, or monthly — locked in and automatic. Restaurants and food service locations typically need weekly dumpster pad and entryway washes. Retail and office properties go biweekly or monthly. Your schedule runs on autopilot after the first visit.

02

Multi-location coordination.

If you manage multiple properties across LA, we route all of them on a single contract. Same crew quality, same cadence, same invoice. We currently coordinate multi-location pressure washing routes for national brands across the Westside and South Bay.

03

After-hours & minimal disruption.

We wash when your customers aren't there. Early morning before open, late evening after close, or overnight for parking lots and loading docks. No equipment blocking entries during business hours. No noise during peak traffic.

04

Front-of-house to back-of-house.

We don't just clean what customers see. Dumpster pads, loading docks, service corridors, and grease traps get the same attention as the front entryway. A fully maintained property prevents code violations, reduces pest attraction, and protects your brand.

How it works

Simple setup. Hands-off after that.

We handle the logistics so you can focus on running your business.

01

Free site assessment

We visit your property, measure surface area, identify problem zones (grease, gum, staining), and discuss your preferred schedule and hours. Quote delivered same day.

02

Choose your cadence

Weekly, biweekly, or monthly. Restaurants and food service typically go weekly for dumpster pads and entryways. Retail and offices usually choose biweekly or monthly for sidewalks and parking areas.

03

We show up & wash

Crew arrives during your designated hours with commercial-grade hot and cold water equipment. Every surface cleaned, every problem area pre-treated. Runoff managed, site left clean.

04

Automatic recurring

After the first visit, your service runs on autopilot. Same day, same crew, same quality. Completion confirmation by text or logged through your FM platform. Adjustments anytime.

Frequency guide

How often does your business need pressure washing?

Depends on foot traffic, surface type, and what your business serves.

Restaurants, food service & drive-throughs
Weekly

Dumpster pads, drive-through lanes, and entryways accumulate grease, food waste, and foot-traffic grime daily. Weekly service is the minimum to stay code-compliant and pest-free.

Retail, offices & medical
Biweekly – Monthly

Sidewalks, parking areas, and building facades. Biweekly keeps high-traffic retail looking sharp. Monthly is standard for professional offices and lower-traffic locations.

Property management & HOA
Monthly – Quarterly

Common walkways, garage floors, and shared courtyards. Monthly for high-use areas; quarterly for lower-traffic zones. One contract covers the entire property portfolio.

Your systems, our workflow

We work the way you work.

If your organization uses a facilities management platform, we plug right in.

Platform-ready from day one.

Many of our national and multi-location clients manage vendor services through platforms like ServiceChannel, Corrigo, FacilitySource, and other facility management systems. We're experienced with all of them. We accept work orders, check in and check out, upload completion photos, and close tickets directly inside your system — so your operations team has full visibility without a single extra email or phone call.

If you use a platform we haven't seen before, we'll learn it. Our team adapts to your preferred technology, not the other way around. The goal is the same regardless of the system: zero friction for your facilities team, spotless surfaces for your customers.

What this means for you
  • We accept and complete work orders through ServiceChannel, Corrigo, FacilitySource, and other FM platforms.
  • Check-in, check-out, and completion photos uploaded directly to your system after every visit.
  • Your facilities or operations team gets full audit trail visibility — no chasing vendors for updates.
  • Invoice reconciliation tied to work order numbers for clean AP processing.
  • If you use a proprietary or less common platform, we'll onboard to it at no extra cost.
  • Direct communication with a single Trip's point of contact for escalations outside the platform.

Common questions

Commercial pressure washing — top questions.

The questions we hear most from business owners and property managers. For the full list, see our complete FAQ.

Can you wash before or after business hours?

Yes — most of our commercial pressure washing is done outside of business hours. Early morning (before 7 AM), late evening (after close), and overnight for parking lots and loading docks. Our scheduling window runs from 6 AM to 10 PM, and overnight work can be arranged for large-area jobs.

How do you handle dumpster pad grease and odor?

We pre-treat dumpster pads with commercial-grade degreaser, then hot-water pressure wash at high PSI. This dissolves grease, removes food waste staining, and eliminates the organic buildup that causes odor and attracts pests. For restaurants and food service, we recommend weekly dumpster pad service.

Do you work through ServiceChannel and other FM platforms?

Yes. We're experienced with ServiceChannel, Corrigo, FacilitySource, and other facility management systems. We accept work orders, check in/out, upload completion photos, and close tickets directly in your platform. If you use a system we haven't seen before, we'll learn it at no extra cost.

Can you bundle pressure washing with window cleaning?

Absolutely — many of our commercial clients have a single contract that covers both window cleaning and pressure washing on the same recurring schedule. One crew, one invoice, consistent quality across all exterior maintenance. Bundling typically saves compared to booking the services separately.

What about water runoff and environmental compliance?

We use biodegradable, environmentally compliant detergents and manage all runoff direction. For dumpster pads and areas with grease or chemical pre-treatment, we contain runoff and prevent it from entering storm drains. We're familiar with LA County stormwater regulations and take compliance seriously.
