Why Coastal Homes in Venice & Santa Monica Need More Frequent Window Cleaning

If you live within a few miles of the ocean in LA — Venice, Santa Monica, Manhattan Beach, Hermosa, El Segundo — you already know the tradeoff. Incredible views, perfect weather, and a constant, invisible layer of salt on everything you own.

Your windows take the worst of it. And it's not just an aesthetic thing — salt buildup actually damages glass over time if it's left to sit.

What salt air does to your windows

Ocean air carries fine salt particles that settle on glass surfaces daily. In Venice and Santa Monica, the onshore breeze pushes this mist directly into west-facing windows. Over weeks, it bonds with the glass and creates a hazy, cloudy film that no amount of Windex will remove.

Left long enough, mineral deposits from salt spray can etch into the glass itself — a process called "glass corrosion." Once that happens, the damage is permanent. The glass looks foggy even after cleaning because the surface is physically pitted. We've seen it on beachfront homes in Manhattan Beach that went years without professional cleaning. At that point, the only fix is replacement.

The marine layer factor

The cycle of moisture and evaporation leaves behind streaks and water spots that layer on top of each other.

Add in pollen from spring, construction dust from all the development happening along the coast, and the occasional Santa Ana wind event that drops a layer of fine dirt on everything — and your windows are working against a lot.

How often should you clean?

For homes within a mile of the ocean, we recommend quarterly cleaning at minimum — every three months. Homes directly on the sand or with ocean-facing glass should consider every six to eight weeks. Compare that to inland neighborhoods where twice a year is usually plenty.
