Hillside Home Maintenance in Pacific Palisades & Brentwood
Living in the hills has its perks — privacy, views, the sound of coyotes at 2 a.m. But when it comes to keeping the outside of your home clean, hillside properties in Pacific Palisades, Brentwood, and Bel Air come with a set of challenges that flatland homes simply don't have.
We work in these neighborhoods every week, and the issues are consistent. Here's what hillside homeowners should know — and how to stay ahead of it.
Hard-to-reach windows are the norm
Multi-story homes built into hillsides often have windows that are two or three stories up on one side and ground-level on the other. That back wall of glass overlooking the canyon? It might be 30 feet off the slope below. Traditional ladders don't work on uneven terrain, and many hillside lots don't have flat ground to set them on safely.
We use water-fed pole systems that reach up to 60 feet — no ladders needed on the slope side. For properties with extreme angles or architectural glass, we plan the access route before the crew arrives. It's one of the most common things we get called about in the Palisades: "Our last company said they couldn't reach the back windows." We can.
Trees and debris never stop
Canyon homes are surrounded by mature oaks, eucalyptus, sycamores, and pine trees. That means a constant cycle of pollen in spring, sap and seed pods in summer, falling leaves in autumn, and branch debris after winter storms. Your gutters fill up faster. Your windows get coated in pollen film. Your walkways and decks get slippery with organic buildup.
In Brentwood especially, we see homes where the tree canopy sits right over the roof. Those gutters can go from clear to fully packed in six weeks. Quarterly gutter cleaning is the minimum for most hillside properties — some need it more often depending on the tree coverage.
Pressure washing on slopes takes care
Driveways in the hills are steep. Patios are terraced. Walkways wind around the property at different levels. Pressure washing these surfaces isn't the same as doing a flat driveway in Culver City. Water runoff has to be managed so it doesn't erode landscaping downhill or pool against the foundation.
We adjust our approach for slope — controlling water flow, working in sections, and paying attention to where the runoff goes. It's one of those things that seems small until it's done wrong and you've got a mudslide in your garden bed.
Fire season prep matters
If you're in a hillside fire zone — and most of Pacific Palisades, upper Brentwood, and Bel Air qualify — keeping your home's exterior clean isn't just about aesthetics. Clear gutters, clean windows, and debris-free walkways and decks are part of defensible space. Accumulated leaves in gutters and on rooflines are fuel. A well-maintained exterior is a safer exterior.
