Before & After: Venice Canals Full-Property Refresh

This one is close to our hearts. A three-story home right on the Venice Canals — one of the most beautiful (and most challenging) spots we work in. The homeowner hadn't had a full exterior cleaning in over two years, and the salt air had taken its toll.

The scope

This was a full-property refresh — every service we offer, all in one day:

• 48 windows — interior and exterior, including three stories of canal-facing glass that hadn't been touched in two years
• Pressure washing — front walkway, rear patio, and a wooden deck that had turned green with algae
• Gutter cleaning — full perimeter, packed with leaves and debris from the mature trees lining the canal

The challenges

Canal homes in Venice come with a unique set of logistics. There's no street access on the water side, so all equipment has to come through the front and around. The third-story windows required extension poles and careful ladder placement on uneven hardscape. And the wooden deck needed low-pressure treatment — high PSI would have stripped the finish.

Salt spray is the other factor. It's not just that the windows are dirty — they have a mineral film that regular cleaning won't remove. We use a purified water system with scrubbing pads to break down the buildup before finishing with a traditional squeegee pass. It takes longer, but the result is crystal clear glass without streaks or residue.

The result

Six hours, start to finish. The homeowner said it looked like a different house — and we'd have to agree. The glass went from hazy and opaque to completely transparent, the deck went from green back to its original warm wood tone, and the gutters were flowing freely for the first time in at least a year.

This is the kind of job that reminds us why we got into this business. There's something deeply satisfying about transforming a property that's been neglected and watching the homeowner's reaction when they see the difference.
